
The Scandic Pohjanhovi, a hotel in Rovaniemi, northern Finland, is poised for a transformative refurbishment.
The transformation project, scheduled to start this month, will be carried out by CapMan Real Estate in collaboration with Scandic.
The hotel will undergo renovations that encompass guest rooms, the lobby, dining areas, and building systems.
Plans include the renovation of 128 suites, the addition of four new rooms, a complete overhaul of building technology, and the installation of individual cooling systems in each room.
The reception and dining areas will be reimagined with a warm and welcoming colour palette.
Furthermore, the hotel will introduce meeting and event spaces capable of hosting up to 350 attendees and will incorporate a fitness centre.

By GlobalDataCapMan Real Estate investment director Noora Kuvaja said: “The refurbishment will significantly improve the hotel’s conditions and guest comfort. The updated ventilation and modern air handling units will ensure pleasant conditions all year round without compromising energy efficiency.
“The addition of room-by-room cooling will greatly enhance the comfort during the summer months. Overall, the renovations will provide guests with much more comfortable and modern facilities for both accommodation and relaxing.”
Since its inauguration in 1936, Scandic Pohjanhovi has experienced several updates, with the most recent in 2022-2023, which modernised 84 rooms.
The forthcoming refurbishment will concentrate on the main edifice’s ground level and upper sleeping quarters.
The project is slated for completion next year, which marks the hotel’s 90th anniversary in 2026.
The hotel will temporarily close its doors, with plans to reopen at the end of November 2025.
Scandic Pohjanhovi general manager Tammi Karjalainen said: “We are excited that the long-awaited renovations will begin after the end of the busy winter season, allowing next winter’s guests to enjoy the updated rooms and restaurant areas. The renovation will also cater to our active guests with new facilities like a gym, dedicated spaces for children and youth, and coworking opportunities.”
Scandic Pohjanhovi is part of the CapMan Hotels II (CMH II) fund portfolio, a private Nordic hotel platform.
Recently, CMH II completed the acquisition of Midstar Fastigheter, expanding its hotel real estate portfolio in the region.
